Annual Gas Furnace Inspection Checklist
October 1, 2011
Annual tune-ups have as important a value for furnaces as they do for cars. The following checklist lists 15 steps every competent repairman should include in this tune-up service.
1. Check for proper pressure on gas valve.
2. Check for proper millivolt output of thermocouple.
3. Tighten and clean thermocouple connections.
4. Check setting of pilot (if the furnace doesn’t have electronic ignition). Flame should be high enough to generate current through thermocouple.
5. Tighten all gas connections. Check for leaks.
6. Thoroughly check heat exchanger for cracks and holes caused by high temperatures.
7. Remove and clean burners, reset, and adjust air shutters for a proper flame.
8. Check burner and pilot alignment.
9. Clean blower blades for full capacity. An extremely dirty fan may have to be dismounted and its blades washed with detergent in hot water. If it is washed, the fan should be coated with light oil before being replaced.
10. Oil motor bearings.
11. Check fan belt tension and wear.
12. Check fan and limit switch operation and settings.
13. Check flue for leaks and proper connection to outside vents.
14. Check thermostat location, operation, anticipation setting.
15. Check thermostat wiring for tight, clean connections.
About the Author: Bob Cain
Some 30 years ago Bob Cain went to a no-money-down seminar and got the notion that owning rental property would be just the best idea there is for making money. He bought some. Trouble was, what he learned at the seminar didn’t tell him how to make money on his rental property. He went looking for help in the form of a magazine or newsletter about the business. He couldn't find any.
Always ready to jump at a great idea, he decided he could put his speaking and writing skills to work and perform a valuable service for other investors who needed more information about property management. So Bob ferreted out the secrets, tricks and techniques of property management wherever he found them; then he passed them along to other landlords.
For over 25 years now, Bob has been publishing information, giving speeches, putting on seminars and workshops, and consulting for landlords on how to buy, rent and manage property more effectively.
